I'll try to make this breif post as "un-boring" as I can, however this blog post is about a recent report I recently read about Client/Lawyer Foreclosure Fraud.  Let start with the attorney's.  Be sure, to hire an honest attorney if you need an attorney.  The old saying what goes around, comes around is starting to hold all that more true in foreclosure fraud.  Not to long ago, back in 2010, Palm Beach County real estate foreclosure fraud and Broward County real estate foreclosure fraud was running rampid and wild in the office of many attorney's.  Why?  Simple, because if there's no one to police the fraudulent action (i.e. lying about income, falsify critical documents, strategic default); until now.  Recently the Florida Attorney General has called it quits on their own "Florida Foreclosure Mill" looking into and investigating foreclosure fraud.  The Florida Bar has now assumed that role.  Although some say people still state Palm Beach real estate foreclosure fraud is still going to run wild, that may be true, however one attorney at a time will probably be losing his/her license to practice law given the unethical acts taken by palm beach county lawyers.

Elin Nordegren, ex-wife of Tiger Woods recently purchased a beautiful 17,000 sq/ft mansion in North Palm Beach, Florida.  The home is two stories, has 2 elevators, and all the finest ammenities.  The problem was when her staff while caring for her home, realized the kitchen, baths, and bedrooms were infested with termites; so much so that the home needed to be torn down and built over again becasue it was simply beyond repair.


Elin paid 12.3 million for the mansion, which was infested with termites.  Some really good news is that Elin donated the appliances, brick pavers, statues, doors, vanities and other ammenities to Habit for Humanity in Martin County prior to the demolition of the home.


The picture below illustrates the current site with no home as of January 2012.

Villa Lago condo association in Boynton Beach received a warm, or not so warm $443,000 outstanding water bill from the City of Boynton Beach.  Yep that's right, upon further review, the City of Boynton Beach, whom is at fault for their own billing and clerical errors, now wants Vill Lago to catch up on $443,000 worth of water bills, from the previous 4 years those clerical errors were made.  Even worse, legally speaking from what the law currently reads, is that Villa Lago is actually on the hook for it, since Florida law provides that utility company's have 4 years to make claims on unpaid utilities.  





In our own professional option, Villa Lago needs to get out of this mess as fast as possible.  If I were on the board for Villa Lago I would negotiate a settlement with the City of Boynton Beach as opposed to waisting money on an attorney for an outstanding bill that is legally collectable.  I'm sure dozens of condo owners that occupy the 327 condo unit developement are probably tight for the cash.  With that being said, set up a super low interest loan that will be paid back to the association.  For the owner who can pay in cash, great!  They can pay their fair share, and not have to worry about it from that point.





The biggest goal is erasing the debt and turning this situation into a positive, so the values aren't further depleated because of the City of Boynton Beach.  Furthermore, a mistake is a mistake, and Villa Lago should not be on the hook for the full amount.  You might think, the City of Boynton Beach has the upper hand on the deal.  I contend otherwise, but that blog post is for another day!

Retailers are in full swing to try and capture as many sales as possible prior to the end of the year.  As a palm Beach County Resident, you have more than ample shopping options, including the Boca Town Centre mall, Boynton Beach Mall, The mall at Wellington Green in Wellington, and the Gardens Mall in Palm Beach Gardens.





Today my family and I went to The Mall at Wellington Green in Wellington.  That is our favorite mall because, of the retailers that are in the mall, the food court, and overall atmosphere.  If you have any shopping questions, please comment below, we'd be happy to recommend some nice places for you to go shopping.

Trying to sell your home?  Here are a few tips that if you follow, could save your home from excessive days on the market!





Tip #1.  If you walls and ceiling are dirty, paint them!  Not many people want to buy a home that needs work.  Today's lifestyle, people want turn key!





Tip #2.  If your garage has turned into a storage unit!  Garages are for cars, not clutter.  If your garage has turned into a storage unit, clear everything out and rent a monthly storage unit.  Buyers want space, and clutter won't sell your home





Tip #3.  If you turn on a light switch!  Buyers want a well lit house.  Who wants to walk around in the dark?  Nice lighting fixtures could really set your home apart from the rest.  Also make sure your wall plates are clean also!





Tip #4.  Hire a cleaning service!  You may think your home is clean, but it's not.  Hire a cleaning service to go over the entire inside of the home.  





Tip #5.  Countertops should be empty!  The less decorative clutter on your bath and kitchen countertops the more roomy your kitchens and baths become.





Tip #6.  Put an air freshner in the furnace filter!  Pick out a furnace filter air freshner.  This way the house will also smell good!





Tip #7.  Set the price right!  The best agent in the world would get plain lucky to sell an over priced home.  Remember the 3 P's?  Put the home in the system, Put a sign in the sign in the yard, Pray!  Any savvy agent knows in order to sell the home, the price will need to be set right.  If you're not serious about selling, don't waste your time.  If your serious about selling, look at the competetion (other sellers) and set the price accordingly.

Many of the Snowbirds are officially back in Florida for the winter season.  Considering the weather is usually 50 degrees warmer in Florida during the winter months, why would anybody want to stay up north for the winter when you could be enjoying sandy beaches and warm water here in Palm Beach County Florida.  Most of our customer are coming from New York, New Jersey, &amp; Maryland.  





The streets are filling up with cars, the restaurants are always packed, and the economy here in South Florida has another 5 months to make their money for the year!

Halloween in Boynton Beach proved to be a great time at the Boynton Beach Mall on Halloween night.  A special thanks to the Boynton Beach Police department and mall security making sure that everything was ok.  Kids everywhere were in customes including some adults.  The train at the mall was full with kids.  The food court was packed.  Overall, everyone had a great time at the Boynton Beach Mall on Halloween night.  Many of the stores were passing out candy to the kids; and some of the stores even running out of candy by 7:30pm.  





If you are interested in taking your kids trick or treating, the Boynton Beach Mall is a great alternative.

In Florida, good schools are hard to find.  So hard to find that the most covented school in Palm Beach County, Park Vista High School might have as many as 10% of the student class illegally enrolled because of lying on their applications in order to get into this A-rated school.  Boundardy line fraud in running rampid in Palm Beach County.  But can you really blame the parents for wanting their child to go to an A-rated school?  Park Vista has the best sports programs including, golf, football, baseball, soccer, volleyball, tennis, music, and other extra ciricular activites.

We all want a monster steal on a house.  We get calls all the time from buyers requesting to see homes that were originally listed for $500,000, that are not selling for $300,000.  The first question out of our mouth is, "how do you know the original list price was properly set from the beginning?"  Case in point, many homes were once worth double of what they're worth currently.  It's the current and future market value, and subject value that any particular home is worth to you.  Buyer beware, a savvy listing agent could simply set an outrageous listing pricing, drop it a few days later, and then bang; hook, line, and sinker!  Forget about previous values, look at current and be smart enough to forecast future values!  If you need help, simply contact us.
