Tips for passing the home inspection
All repairs should be professionally completed by a licensed contractor.
Grounds 
- Check the service walks and driveway for triping hazards (uneven slabs)
- The porch, patio, and steps should be in safe condition
- landscape should have a positive drainage slope away from the home
- Hose bibs should be in working order
Roof
- Roofing is inspected thoroughly for curled worn out shingles
- Valley's should be properly water proofed
- Adequate ventilation to extended the life of the roof
- Flashing properly installed and in the right places
- Skylights sealed and leak free
- Plumbing vents crack free and plyable
Exterior
- Chimney bricks and mortar free of cracks
- Gutters free of debris, downspouts extended away from the home
- stucco/Siding free of defects and properly installed
- Proper trim/facia/flashing to cover structure from the elements
- Proper caulking around door, windows, masonry ledges, corners, & utility penetrations
- Check storm windows and window screens
Electrical
- Service entry in good condition
- Repair exposed wires
- GFCI's are working properly
Garage
- Overhead door in safe working order
- Floor is free of uneven slabs
- Roofing, siding, gutters in good condition
- Proper fire seperation walls and ceiling
- Sill plates are in good condition
Kitchen
- Are the countertops and cabinets free of needing adjustments (caulking/alignment)?
- Are GFCI's installed for code and safety reasons?
- Appliances will be inspected, do they all work?
- Check for corroded drain pipes and plumbing leaks
Bathrooms
- Check sinks, tubs & showers for leaks and loose fixtures
- Toilet flushes properly in good working order
- Exhaust fans get rid of moisture causing mold/mildew
- Heating and cooling source or ventilation and air movement
- Proper grouting/caulking as needed
- GFCI installed for protection
Rooms
- Vents in all rooms have proper air flow
- electrical switches working properly
- Doors and windows are fully operational
- Windows and doors are properly sealed
- Ceiling fans do not wobble
Interior
- Interior windows/glass; repair/replace leaking insulated glass
- Fireplace, check overall condition, good damper, adequate hearth
- If the fireplace has a blower does it work?
- Stairs, steps, & balconies have proper riser/treads, and handrails
- smoke detectors work
- Attic has proper insulation
- Roof decking and trusses are in good shape
- Electrical wiring installed properly
- Exhaust vents blow outside instead of the attic
Plumbing
- Does the main water shutoff work?
- Repair rusted or corroded piping
- Replace water heater if rusted and old
- If you have a water softner does it work?
Electrical System
- Replace old fuses with circuit breakers; professionally installed
- Are all electrical fixtures in working order, if not repair/replace
